As a private company we try not to get involved with ‘Pest Control Who Pays?’ and at PEST UK we will never ‘bill the landlord’ unless permission has been given by the landlord or letting agent for us to do the work and get paid.

The Law, Pest Control Who Pays?

Land owners AND Occupiers are obliged to control vermin on their property. The term ‘Vermin’ can be open to interpretation but generally apply to the vermin that may be a public health pest such as rats, mice and cockroaches. There are also Bed Bugs, ants, wasps and fleas which some people may consider pests but others may just consider them a nuisance.

Councils & Housing Associations

Most council & housing association tenants are expected to pay for ‘nuissiance’ pests such as wasps, bees, ants, bed bugs and fleas but it is best to ask. As (in most cases) the tenants have to pay for these themselves, don’t use the council service or the contractor the council use, they will usually be more expensive and provide a shoddy service compared with a BPCA (British Pest Control association) member pest control company. This is because the BPCA has a strict code of practice and entry criteria for member companies. When you select a BPCA member company you know you are going to get a high quality reasonably priced service.

At PEST UK we advise that the tenant ask the landlord or letting agent to pay but if urgent just get the job done. PEST UK technicians always carry VAT receipt books and supply written tax receipts. We also supply written reports that we leave on site. We often telephone and/or write to landlords to explain why a pest control treatment has been carried out and to give information as to where we think the infestation originated from.
